Plans for a new residential estate in Fernvale North, Sengkang, suggest that around 10,000 new homes could be constructed on a large piece of land near the Tampines Expressway (TPE).

The Urban Redevelopment Authority (URA) is getting ready to develop an 18.9ha area located between Jalan Kayu, Fernvale Street, the TPE, and the upcoming Sengkang West Drive for residential purposes.

Changes proposed to the URA master plan on April 29 reveal that the site is expected to include parks, a place of worship, and a health and medical facility, in addition to a mix of public and private housing projects as suggested by property analysts.

The Urban Redevelopment Authority (URA) has stated that the planned development aims to address the housing needs in the vicinity while also offering a range of commercial and recreational amenities, social and community facilities, and improved accessibility to parks and roads for both current and future residents. 

The site, which spans an area equivalent to 35 football fields, is strategically situated near the Seletar Aerospace Park and an upcoming industrial area in Seletar West. Additionally, residents will have convenient access to nearby amenities such as the Thanggam and Kupang LRT stations, as well as the Sengkang Riverside Park.

Property accommodates. 

According to property experts, the potential of the site is estimated to accommodate anywhere between 8,000 to 12,000 units. Ms Christine Sun, the chief researcher and strategist at OrangeTee Group, suggests that a combination of Build-To-Order (BTO) flats, condominiums, and executive condos could be developed on this site. 

She also highlights the possibility of a high demand for BTO flats in Sengkang, as the most recent public housing project in the area was launched back in 2019.

Some people have resided in the area for 10 to 20 years and might be interested in moving to private housing. Others, like parents, may want to move closer to their children who already live there, according to the speaker. She mentioned that the large piece of land available could cater to these needs.

Eugene Lim, the key executive officer at ERA Singapore, mentioned that the location of the site is strategically beneficial for the workforce in the nearby Punggol Digital District and Seletar Aerospace Park.

He highlighted that there is an undeveloped industrial area in Seletar West Road, approximately 2km away from the Fernvale site. Lim also stated that the site has the potential to attract residents to support the future growth of the industrial and commercial areas nearby.

Introduced the BTO. 

The most recent BTO development introduced in Bukit Panjang was Petir Park Edge in December 2023, featuring 143 two-room flexi flats and 191 four-room units. Before this, the last launch occurred in 2016.

Mr. Lim mentioned that around 550 to 650 units of four- and five-room flats could potentially be constructed on the site due to the limited availability of larger units in the area.
